How comes I can lose my property

Mr H purchased a two-bedroom flat in M. Court near Hyde Park. It cost him £1.2 million and comes with a 170-year lease. To receive a good rent, he rented the property to three Imperial College students, converting the living room into a third bedroom. Afterwards, Mr H received notice that the freehold company is seeking legal proceedings to take the possession of this property because Mr H’s letting is in breach of the contract. We reviewed the case for Mr H and noticed that the head lease prohibited the living room from being converted into a bedroom. We first contacted the three students to negotiate a vacant date much sooner than the proposed notice period. Then we drafted an email to the freehold company that Mr H would terminate the unlawful letting arrangements within one-month time. Although Mr H had lost nearly two months of rent, he managed to keep his property. By the end of our consulting service, we highlighted a few points from the head lease to Mr H and provided guidance about which type of lettings he can engage in with his leasehold property.

Why can’t I apply for Section 21

Mr L contacted us stating that he had a serious problem with his tenant Ms H, who hadn’t paid him for over four months. Mr L applied the court proceedings to evict Ms H using Section 21, however, the application has been dismissed. We reviewed Mr L’s case and realised that Mr L failed to provide a copy of the How to Rent checklist at the beginning of the tenancy. We finally helped Mr L to get possession of his property by using Section 8. We also provided Mr L with a checklist of all documents he must provide to any tenant before the tenancy commencement date.

Double Rent Incomes

Mr N contacted us that his 6-bedroom house has been vacant for nearly 10 months but still had no luck in finding suitable tenants. After our inspection of the property, we suggested Mr N to refurbish the property and apply for an HMO license. We assisted Mr N with the HMO compliance, HMO legislation and HMO application. Mr N managed to find 6 tenants within 1 month when he was granted the HMO license and his rent incomes doubled.
